What’s Not Included (and What That Means for Your Budget)

This is where buyers get tripped up. A steel building kit is a structural system, not a turnkey building. Here’s what you’ll need to handle separately:

  • The concrete foundation. Mason Steel recommends a concrete slab foundation with perimeter footings. Cost typically runs $5 to $9 per square foot depending on soil, thickness, and site prep. A 30×40 slab might run $6,000 to $10,800.
  • Anchor bolts. Mason Steel provides the plans and specs, but the actual bolts are supplied and installed by your concrete contractor as part of the foundation pour.
  • Site preparation. Clearing, grading, and leveling the build site happens before the kit arrives. Plan for this with a local excavation contractor.
  • Erection labor. Mason Steel does not offer in-house erection. Many customers handle assembly themselves on smaller buildings, and Mason Steel can recommend experienced local contractors familiar with steel building assembly for larger or more complex structures.
  • Permits and permit fees. Mason Steel will coordinate with your designated county building department to support the permitting process, but the actual permit application, fees, and inspections are paid through your local jurisdiction.

  • Interior finishes. Drywall, electrical, plumbing, HVAC, and flooring are all done by local trades after the shell is up.

Red Flags to Watch For When Comparing Quotes

If the supplier won’t tell you the gauge or steel grade, walk away.
  • Generic engineering, not site specific. A kit engineered for “average” wind and snow loads is not engineered for your zip code. Your drawings need to be stamped for your specific location, or the building won’t pass inspection. Non certified buildings without stamped plans are typically only suitable for agricultural or rural use in areas without strict permitting.
